The existing site holds two decommissioned gas holders, and gas holder no. 12 has been demolished and will where the buildings are located. Gas holder no. 13 is a listed structure and will be retained, restored, and incorporated into a large public green space.
The site is within The Old Kent Road Area Action Plan, a 282-hectare redevelopment area, which has been designated as an Opportunity Area in the London Plan.
